Across the wider service area, housing runs from 1943 up through 2012, with a median build year of 1959, and most of the 45 named areas we track are still dominated by pre-1960 construction. North Hills falls inside that same window geographically, out near Panorama City and Arleta, both flagged in the same WNW direction at similar distance from center. That doesn't mean every house on a given block is from 1959 - new construction and remodels have filled gaps over sixty-plus years - but it does mean a lot of the original garage openings, headers, and track mounts were built to a spec from before steel torsion springs and photo-eye sensors were standard equipment. Openers get swapped over the decades; the framing around the door usually doesn't. That mismatch between a 2020s opener bolted to a 1959 header is where a lot of the odd noises and slow closes come from, and it's a pattern we see across this whole side of the Valley, not just here.
Where This Is
North Hills reads as roughly 9 miles west-northwest of the center of the service area, putting it near Panorama City (7 mi WNW) and Arleta (7 mi WNW), with North Hollywood a bit closer in at 4 miles west and Sun Valley 4 miles WNW. It's a flatland neighborhood rather than a hillside one, which matters for garage door work mainly in one practical way: fewer homes here have the sloped driveways or retaining-wall garages that complicate spring tension and track alignment. We won't claim we've worked a specific block or cross street in North Hills, because we don't have that on record - but the geography here is straightforward enough that most jobs are standard single or double door setups, not custom builds.
